The gravel crunches under the tires of a pickup truck parked near the base of a half-finished mountain modern home in Cordillera. Greg Sands stands there, hard hat in hand, looking up at the timber frame rising against the sky. It’s not just a house; it is the result of twenty-eight years of showing up.

Sands isn’t just another contractor in the Eagle River Valley. He’s the kind of guy who knows exactly how the snow loads hit a roof in January because he’s watched it happen, season after season. He and his wife, Jackie, didn’t just stumble into this life. They fell in love with the mountains on their honeymoon in 1998.

“I told Jackie that someday we needed to live here,” Sands recalls. “Five years later we made it happen, and we’ve never looked back.”

That decision led him from a local custom home builder to managing commercial projects across Vail and the Roaring Fork Valley. He spent more than 16 years leading the custom home division for another respected builder, overseeing over 100 luxury homes in places like Red Sky Ranch, Arrowhead, and Beaver Creek. He knows the difference between a home that survives the valley and one that thrives in it.

But the pandemic changed things. Sands spent four years as an owner’s representative, managing complex projects from planning to completion. He worked on luxury homes across Colorado and even at Amangiri, one of the country’s most distinctive resort destinations in southern Utah. It was a high-level gig, but it clarified what he actually wanted.

“I realized I wanted to be back building,” Sands said.

About three years ago, he launched GH Sands Construction. It wasn’t a pivot to something new; it was a return to the values he’d always believed in. Today, the company focuses on luxury renovations, major additions, and large-scale remodels, with a select few custom homes thrown in for good measure.

The work is rarely simple. Many of the valley’s second homes are aging out of their original charm. A client might say they just want a new kitchen. Then it becomes new bathrooms. Then flooring. Then structural changes. Before you know it, it’s a complete renovation. That’s the type of project GH Sands enjoys.

Recent work includes replacing failing deck systems and comprehensive renovations throughout the valley’s premier communities. One standout project is a nearly 5,000-square-foot remodel in Cordillera. It’s a mountain modern update featuring a unique kitchen style inspired by the owners’ collector’s edition Mackenzie-Childs cookware. Another is a 4,000-plus-square-foot remodel of a 1990s Singletree residence, transitioning a family home into something entirely new.

Sands’ team brings firsthand knowledge of how mountain homes are built, renovated, and maintained. It’s not just about pouring concrete or framing walls. It’s about understanding the climate, the conditions, and the specific quirks of building up here.

The Vail Daily reported on the company’s trajectory, noting Sands’ extensive local experience. It’s a story of a man who spent decades learning the ropes, stepping back to manage the big picture, and then stepping back in to build.

The sun dips lower behind the peaks, casting long shadows across the construction site. Sands wipes his hands on a rag and nods at a worker. There’s no grand announcement, no press release. Just the sound of hammers and the quiet confidence of someone who knows exactly what he’s doing.
