The park's design and amenities, including easy access, available utilities, and pedestrian-friendly features, are expected to attract a wide range of businesses.
The development will feature 29 buildable lots, ranging in size from 0.25 to over 3 acres, giving buyers flexibility in selecting the location and footprint that best fits their operation. All critical utilities, including three-phase electricity, natural gas, fiber, and phone, will be available. Wendler notes that the varied lot sizes will allow businesses to select the size and location that will best suit their needs. He also highlights the park's attractive features, such as its location inside the city limits, just north of U.S. Highway 40 on Elk River Road, and the two separate entrances and exits designed to alleviate congestion.
As Wendler walks through the property, he points out the paved on-street parking and concrete sidewalks that will be installed throughout the industrial park. "It's all industrial use, and all the people that have been putting contracts have been local businesses and developers, which is pretty cool," he says. This focus on local businesses is a deliberate design choice, as the developers aim to support the growth of this community.
Seventeen of the available lots are already under contract, which doesn't surprise Wendler. He believes this type of development has been needed in the community for some time.
